The Lagos State Government has issued a stern final warning to estate developers operating without approved layout plans, reaffirming its commitment to enforcing physical planning laws and ensuring orderly urban development across the state. The government emphasized that unapproved developments not only contravene existing regulations but also threaten the safety, welfare, and long-term interests of residents and prospective property buyers.
In a statement released today, the state lamented that despite repeated sensitization and engagement with developers, some continue to embark on large-scale housing projects without obtaining the mandatory approvals from relevant planning authorities. Such non-compliance, the government explained, leads to irregular development patterns, encroachment on designated zones, and disruption of the carefully designed infrastructure blueprint of Lagos State. Roads, drainage systems, power and water supply, waste management, and other critical amenities are often compromised in these unregulated developments, leaving residents vulnerable to flooding, accidents, and other hazards.
The government underscored that layout plan approval is not merely procedural but a legal requirement under Lagos State planning laws. Approved layout plans ensure that estates are properly demarcated, adhere to safety and environmental standards, and allow for the orderly provision of public amenities. Developers who ignore this process, the statement stressed, risk severe consequences. Enforcement actions may include sealing of project sites, demolition of unapproved structures, prosecution of offenders, and in extreme cases, revocation of land titles.
Authorities also highlighted the importance of due diligence by property buyers, urging them to confirm the approval status of estates before making any financial commitment. Buyers are cautioned against investing in developments that bypass state regulations, noting that such properties often carry hidden risks that could compromise both safety and investment value.
