The Sheriff and Civil Process Unit of the Kaduna State High Court has auctioned several properties belonging to former House of Representatives member, Sani Sha’aban (popularly known as Dan Buran Zazzau), in execution of a court judgment arising from a long‑running debt dispute with businessman Umar‑Faruk Abdullahi. The auction, conducted on Wednesday, 3 June 2026, followed a court order enforcing the repayment of an outstanding debt of $709,238 and N11.2 million.
The properties auctioned include a parcel of land and structure located behind Sha’aban’s residence opposite Therbow Secondary School, Zaria (Certificate of Occupancy No. KD 3984); a property on Plot No. 3 Churchill Road, GRA Zaria (C of O No. KD 11226); land and buildings at Tulips, MTD Junction, Queen Elizabeth Road, GRA Zaria (C of O No. KD 15052); and Mazari Nails Limited along the Kaduna‑Kano Expressway (C of O No. KD 6246).
Speaking after the exercise, counsel to the judgment creditor, Abdullahi Yahaya (SAN), said the auction was conducted in compliance with the judgment of Upper Sharia Court 1, Zaria. According to him, the court had confiscated five properties belonging to the judgment debtor – four in Zaria and one in Kano – as collateral tied to the debt. “We have completed the auction of the Zaria properties, while the remaining property in Kano will be auctioned in due course,” Yahaya said.
The dispute stems from a 2018 loan agreement between Sha’aban and Abdullahi. The loan was reportedly provided to facilitate Sha’aban’s release following his arrest and detention in Dubai, United Arab Emirates. Court records indicate that Sha’aban received a total loan of $1 million and N11.2 million under an interest‑free arrangement based on Islamic financial principles. The agreement, drafted and witnessed by his lawyers, was signed by his son and later endorsed by Sha’aban upon his return to Nigeria.
Although Sha’aban reportedly repaid $290,762, he failed to settle the outstanding balance, prompting legal action. One of the terms of the agreement required full repayment within six months and in the same currency in which the loan was received.
On 12 February 2024, Upper Sharia Court 1 in GRA Zaria ordered Sha’aban – a former Kaduna State governorship aspirant under the APC – to repay the outstanding debt and authorised the confiscation of properties pledged as collateral. Sha’aban challenged the judgment and filed an appeal before the Kaduna State Sharia Court of Appeal, alongside an application for a stay of execution. Both applications were dismissed. He subsequently approached the appellate division of the Kaduna State High Court but was unsuccessful.
On 29 September 2025, the High Court affirmed the lower court’s judgment. A certified copy of the ruling directed Sha’aban to deposit the full judgment sum, in both dollars and naira, with the Chief Registrar of the Kaduna State High Court. In its ruling, a panel led by Justice Bilkisu Mohammed and Justice Nana‑Fatima Mohammed held that monetary judgments are generally enforceable unless there is evidence that the judgment creditor would be unable to refund the money if an appeal succeeds. The court noted that no evidence had been presented to show that the creditor lacked the financial capacity to refund the judgment sum if required.
Meanwhile, Abdullahi has also secured an order from the Kano State High Court permitting enforcement of the judgment against another property linked to Sha’aban. The property, located at No. 48 Yusuf Road, off Hadejia Road, Bompai, Kano, was among the assets used as collateral for the loan. The Sheriff and Civil Process Unit has scheduled 13 June 2026 for its auction, in compliance with an order granted by Justice Faruk Lawan Adamu on 4 May 2026.
As of the time of this report, Sha’aban had not issued a public statement on the auction of his properties.
